运用主成分分析法,对发达地区和中等发达地区2003—2013年的集体建设用地流转驱动因素进行分析,研究集体建设用地流转的驱动力区域差异特征。结果表明:社会经济发展是发达地区集体建设用地流转的主要驱动力,而城镇化则是中等发达地区集体建设用地流转的主要驱动力;相较于发达地区,固定资产投资、房地产投资对中等发达地区集体建设用地流转的驱动力更强;农民人均纯收入对发达地区集体建设用地流转的驱动力较强,而对中等发达地区则较弱。在此基础上,探讨了促进发达和中等发达地区集体建设用地流转的相关政策启示。
