将集体租赁住房试点政策作为一项准自然实验，基于2012—2019年我国70个大中城市面板数据，运用双重差分方法，从稳定住房租金视角考察试点政策的实施效果及其区域异质性，结果发现，集体租赁住房试点政策的实施显著抑制了城市住房租金涨幅，且该结论在经过多种稳健性检验后依然成立。进一步分析发现，集体租赁住房试点政策效果存在区域异质性，对东部地区城市、大型城市、低等级城市以及人口净流入少城市的住房租金涨幅抑制效应显著，而对中西部地区城市、特大城市、高等级城市以及人口净流入多城市的抑制效应并不显著。宜通过落实“人地房”挂钩政策、打造多方共赢开发模式、加大财税金融支持...
