城市单位制老旧小区作为体制转型的特定产物，长期以来趋向地缘关系解体、个体关联断裂且价值认同消解，基层共同体的运作逐步陷入困境。置于“场域—资本—惯习”分析框架下来考察，城市老旧小区改造的经验表明，空间改造在推动物质环境和基础设施不断改善的同时，通过行动主体所具备的多类资本要素的交互、多维场域交叠的生成和惯习行为的重塑，呈现出组织-利益-情感的复合共同体形态，在新的空间结构和关系网络中，遵守共同的行动规范，创造共同的价值和情感，实现共同的权利利益，由此形塑“既充满活力又和谐有序”的生活-治理共同体。
